15 Amenities That Make Guests Choose Your Vacation Rental
Amenities can make or break a booking decision. But not all amenities are created equal. Some are expected. Some are deal-makers. And some are the small touches that turn a good stay into a five-star review.
The must-haves (guests expect these)
These aren't differentiators — they're table stakes. Missing any of these will cost you bookings.
1. Fast, reliable Wi-Fi
Not just "Wi-Fi available." Guests expect speeds that support streaming and video calls. Test your internet speed and list it in your description (e.g., "High-speed Wi-Fi — 100 Mbps").
2. Air conditioning and heating
Climate control isn't optional, regardless of your climate. Guests from different regions have different comfort expectations.
3. A well-equipped kitchen
At minimum: pots, pans, dishes, utensils, a coffee maker, and basic cooking supplies (oil, salt, pepper). Guests who cook during their stay spend less and stay longer.
4. Clean, quality linens
Good sheets and fluffy towels. This is where many owners cut corners, and guests always notice. Hotel-quality white linens are affordable and look professional.
5. A washer and dryer
Especially important for stays longer than 3 nights. Even a stacked unit in a closet makes a difference.

These amenities actively attract guests and justify higher rates.
6. A hot tub or pool
The single most searched amenity on most platforms. If you have one, make it the star of your listing photos.

The remote work trend isn't going anywhere. A desk, an ergonomic chair, and a monitor can attract a whole segment of "work from anywhere" travelers.
10. EV charging
A growing number of travelers drive electric vehicles. A Level 2 charger is a genuine differentiator in most markets and relatively inexpensive to install.

These small investments pay huge dividends in reviews and repeat bookings.
11. A coffee station with quality coffee
Not a basic drip machine with Folgers. A Keurig with a pod selection, a French press with good beans, or a Nespresso machine. Guests notice and appreciate this every single morning.
12. Local recommendations
A printed or digital guidebook with your personal recommendations for restaurants, activities, grocery stores, and hidden gems. Include specific dishes to order and times to visit.
13. Phone chargers and adapters
Cables for Lightning, USB-C, and micro-USB at every bedside. Guests forget chargers constantly, and providing them earns outsized gratitude.
14. Quality toiletries
Skip the tiny bottles. Provide wall-mounted dispensers with good shampoo, conditioner, and body wash. Add a few extras: face wash, lotion, a first-aid kit.
15. A welcome touch
Something small that says "we thought about you":

What NOT to spend money on
Not every upgrade is worth it:
